8 Repairs to Tackle Before You List Your Home in DuPage County

If you're prepping to sell in Lombard, Glen Ellyn, Wheaton, Villa Park, Carol Stream, or Downers Grove, you already know our buyers are savvy. Western suburb shoppers compare a lot of homes in a short radius: they're cross-shopping a bungalow in Villa Park against a colonial in Glen Ellyn against a split-level in Carol Stream, often on the same Saturday. That means small maintenance issues stand out fast, and they can cost you real negotiating leverage.
The good news: most of what turns buyers off isn't expensive to fix. It's the small stuff. Here are eight repairs worth handling before your home hits the market.
1. Fix Leaky Faucets and Plumbing Issues
A dripping faucet or a running toilet reads as "poor maintenance" the second a buyer turns the handle. Given how many of our DuPage homes are 40, 60, even 80+ years old, buyers are already primed to wonder about pipes. Fix the drips, check under every sink, and don't give them a reason to start mentally listing repairs before they've even seen the kitchen.
2. Patch Up Holes in Walls and Ceilings
Nail holes, doorknob dings, hairline cracks from settling? Patch and paint them. This is a five-minute-per-spot fix that makes the whole home photograph and show better, which matters a lot when most Wheaton and Downers Grove buyers are scrolling listing photos before they ever request a showing.
3. Repair or Replace Damaged Flooring
Original hardwood is a huge selling point in a lot of our older Glen Ellyn and Elmhurst-adjacent housing stock, but only if it's in good shape. Scratched, stained, or worn flooring undercuts that value instantly. Refinish what you can, replace what you can't, and don't let flooring be the thing a buyer remembers walking out the door.
4. Fix Roof Leaks or Shingles
Chicago winters are hard on roofs, and DuPage buyers know it. A roof in questionable shape is one of the fastest ways to spook a buyer or hand them a bargaining chip during inspection. Get it inspected now, before it becomes a line item in someone else's negotiation.
5. Repair Electrical Problems
Older housing stock across Lombard and Villa Park sometimes still has outdated wiring. If outlets don't work, switches are finicky, or you know something's not up to code, get a licensed electrician out before you list. Electrical issues are exactly the kind of thing that can stall a closing.
6. Touch Up Paint or Repaint Exterior
Curb appeal carries extra weight here and a lot of our buyers are driving the neighborhood before they ever click "request a tour." Fresh trim, doors, and window paint go a long way on the block, and a neutral interior refresh helps buyers picture their own life in the space instead of yours.
7. Fix Broken Windows or Doors
Cracked windows, sticky doors, and worn screens aren't just cosmetic. Buyers factor in energy efficiency, especially with our range of seasons here in the suburbs. A broken window is an easy, visible red flag; fix it before it costs you more than the repair itself.
8. Service HVAC Systems
Given how much our systems work overtime, from July humidity to January cold snaps, a serviced, well-documented HVAC system is a genuine selling point. Have it professionally serviced, swap the filters, and keep the receipt. Buyers (and inspectors) notice.
The Bottom Line
None of these repairs are glamorous, but together they're often the difference between an offer that comes in strong and one that comes in with a laundry list of asks. If you're thinking about selling in the western suburbs this year, let's walk your home together and build a punch list that actually moves the needle on value — not just a generic checklist.
